Why crawlspaces get moldy
CDPH lists outdoor moisture sources including flooding, ground that slopes toward the house, and downspouts and sprinklers aimed at the house (CDPH). Crawlspaces collect all of them. In a wet winter, water can pond under the house for weeks, and damp soil keeps humidity high long after the rain stops.
Warning signs
- A musty smell in rooms above, especially when the heat comes on
- Standing water or mud under the house
- White, gray, green or black growth on joists and subfloor
- Sagging or wet insulation between joists
- Cupping or soft spots in wood floors
How providers fix it
- Find the water. Grading, gutters and downspouts, plumbing leaks and groundwater are the usual suspects.
- Remove standing water and wet, moldy insulation. CDPH notes porous materials usually can't be effectively cleaned.
- Clean framing. Surface growth on solid wood is typically cleaned, often by scrubbing, HEPA vacuuming or other methods.
- Dry the space with dehumidifiers or ventilation and confirm wood moisture levels before closing up.
- Prevent the next round. Options include drainage improvements, a vapor barrier on the soil, sump pumps and, in some homes, crawlspace encapsulation. The EPA recommends keeping indoor humidity below 60 percent, ideally 30 to 50 percent (EPA).

West county and river homes
Shaded, damp lots in Sebastopol, Forestville and the lower Russian River, and homes near the Laguna and Petaluma River, are prime crawlspace-moisture territory. Our guide to crawlspace moisture in Sonoma County goes deeper.
If the crawlspace flooded with river or creek water, treat it as contaminated: the EPA advises professionals experienced with contaminated water for that kind of damage (EPA).

Frequently asked questions
Is crawlspace mold a problem if I never go down there?
Yes. Air moves from the crawlspace into the home, and ongoing moisture can damage framing and floors.
Do I need encapsulation?
Not always. Many crawlspaces improve with drainage fixes, gutter work and a vapor barrier. Ask the provider to explain why they're recommending a specific approach.
