Where attic moisture comes from
- Roof leaks at flashing, vents and worn roofing, especially after wind-driven storms.
- Bathroom, kitchen or dryer exhaust that dumps into the attic instead of outdoors. CDPH lists insufficient venting where water is used as a common indoor moisture source (CDPH).
- Condensation on cold roof sheathing in winter when warm, moist house air leaks into the attic.
- Blocked ventilation, from insulation stuffed into eave vents or clogged vents.
Signs to look for
Dark staining on the underside of sheathing, damp or matted insulation, rusty nail tips, frost or water droplets on cold mornings, and a musty smell from ceiling fixtures or the attic hatch.
The fix
- Stop the moisture. Repair roof leaks (our sister site can connect you with a roofer: Sonoma Roof Repair), extend exhaust ducts outdoors and restore ventilation.
- Remove wet or moldy insulation, which is porous and usually can't be cleaned.
- Clean the sheathing and framing with appropriate methods, working inside containment where needed.
- Dry and verify before re-insulating.
Don't just spray and paint. CDPH says painting over mold, even after applying a biocide, won't fix the problem.

Fire-rebuild homes
Many Sonoma County homes rebuilt after the 2017 and 2020 fires have newer attics with specific ventilation designs, including ember-resistant vents in fire hazard zones. Make sure any work keeps those vents intact and unblocked.

Frequently asked questions
Is attic mold dangerous if it's above the ceiling?
Air moves between the attic and living space through fixtures and gaps, and ongoing moisture damages the roof structure. It's worth fixing.
Will a new roof fix attic mold?
Only if the roof was the moisture source. Ventilation and exhaust problems need their own fixes.
